Strictly prohibited everywhere on the property—inside units, on balconies and patios, and in all common areas. Cannabis cultivation (including hydroponics) is also banned.

Board approval needed in writing before any pet moves in. Maximum 2 dogs, 2 cats, or one of each. No reptiles, rodents, fowl, or fish tanks over 10 gallons. Pets must be leashed in common areas. Pet application and possible damage deposit/annual fee applies.

🏨 Not Allowed

Short-Term Rentals

No Airbnb, VRBO, or any short-term hotel-style rentals. This is a long-term rental only.

Tenants must carry their own contents and liability policy. The building's master policy doesn't cover personal belongings or damage caused by tenants or their guests.

📦 Notice Required

Move-In Procedure

7 days' notice to building management for moves; 48 hours for furniture deliveries. Loading dock is the only staging area, and elevator pads must be booked ahead. A flat-rate move fee plus possible damage deposit applies.

Parking & Vehicles

Tenant uses the assigned stall only—visitor parking on P1 is for actual guests. No motorcycles, trailers, RVs, boats, or vehicle repairs anywhere on site. EV charging requires prior board approval and a written agreement.

Balcony & Courtyard

Outdoor furniture, BBQ, and planters with drip trays are welcome. No bikes, exercise equipment, sofas, freezers, or storage boxes outside. Propane tanks must stay attached to the BBQ and kept covered. No charcoal or wood-burning devices.

Window coverings visible from outside must be neutral white, off-white, or ivory (no foil, flags, sheets, or towels). No window tinting or film without board approval. No laundry, rugs, or blankets hung outside.

Heat must stay on with the thermostat set to no lower than 15°C (59°F) from October 1 to April 30 to prevent pipes from freezing.
